Calgary Real Estate Market Stats: November 2008
The Calgary Real Estate market remains a BUYER's MARKET
- For the month of November 2008 the Average Calgary House Price was $435,471, down 5.8% from Nov 2007 and down 3.0% from last month. The median Calgary house price for November 2008 was $387,300, down 5.0% from Nov 2007 and down 0.7% from last month
- The Average Calgary Condo price for November 2008 was $285,820, down 8.6% from the same period last year and a 1.2% decrease from last month. The median Calgary condo price for November 2008 was $251,800, down 11.6% from Nov 2007 and a 6.0% decrease from last month
- The Average Days on Market (DOM) for November 2008 was 55 days for Single Family Calgary homes sold. For November 2008 the average DOM for Calgary condos sold was 51 days.
- Combined metro residential sales for November 2008 totaled 954 units, a 40.1% decrease from November 2007 and a 21.7% decrease from last month. For every Calgary property that sold in November eight others didn't. This was due almost entirely to buyers moving to the sidelines as a result of weakness in global economic activity. In other words, people are waiting.
- Metro Calgary Listing Inventory is now at 7.8 months supply, significantly higher than last month. Again this is directly related to the low number of sales last month - listing inventory remains steady at just under 7,500 units. Property prices will likely continue to soften slightly thru the end of the year. Mortgage rates are currently at the bottom of the cycle, meaning this is an excellent opportunity for buyers to purchase property. Sellers, on the other hand, will need to pay special attention to pricing their homes competitively.
